Hosts Lizzie and Gary are both originally from Edinburgh, and can share a wealth of information with their guests. Experience the delights of staying in a traditional Victorian house with original features. Please be aware there is no lift, and rooms are located on the first and second floors.

The Victorian dining room provides you with a comfortable setting, with individual tables for breakfast. The room rate includes a full traditional Scottish cooked breakfast. Continental and vegetarian options are also available.

Kingsway Guest House kindly requests that you inform them of your expected time of arrival. Payment Information: Please note that all payments made by credit card are subject to an additional cost of 3%. The guest house does not accept cheques.

Travel information

Kingsway Guest House is just over one mile (1.6 km) from Edinburgh's famous Royal Mile. By Bus (from the Airport): The Airlink bus leaves from outside the terminal building and takes approximately 25 minutes. Get off the bus at Princes Street/Waverley Railway Station. Catch a local bus to the Kingsway as below. By Bus (from Princes Street/Waverley Bridge): Take any of the following buses - 3, 7, 8, 29, 31, 37 or 49. The bus will travel up 'The Bridges' for one mile (1.6 km) straight up this road. The road name changes many times. At Minto Street, get off the bus at the Minto Hotel (on the left-hand side). East Mayfield is the next road on the left, at the traffic lights. From the train/ bus station: Leave the station and walk to the shop side of Princes Street. Catch the bus to Kingsway as above. Or catch a taxi from the station taxi rank.

Hotel policies

Cancellation Policy

If cancelled up to 7 days before date of arrival, no fee will be charged.  If cancelled later or in case of no-show, the total price of the reservation will be charged. 

Deposit Policy

No deposit will be charged. 

VAT and city/tourist taxes

15 % VAT is included.  Service charge is not applicable.  City/tourist tax is not applicable. 

Meal Plan

Full English breakfast is included in the room rate. 

Children and Extra Bed Policy

All children are welcome.  All children under 1 year stay free of charge when using existing bedding.  There is no capacity for extra beds/cots in the room.
