We are located at the junction/roundabout where the a267 from Tunbridge Wells meets the a271 from Hastings join the a22. The junction where the a27 from Brighton meets the a22 at Polegate is 3 miles south.

Cancellation Policy

If cancelled up to 1 day before the date of arrival, no fee will be charged.  If cancelled later or in case of no-show, the first night will be charged.

No deposit will be charged. 

VAT and city/tourist taxes

17.5 % VAT is included.  Service charge is not applicable.  City/tourist tax is not applicable. 

Meal Plan

Full English breakfast is included in the room rate. 

Children and Extra Bed Policy

All children are welcome.  All children under 4 years stay free of charge when using existing bedding.  All children from 4 to 18 years are charged GBP 10 per night per person for extra beds.  All older children or adults are charged 100 % of the room stay per night per person for extra beds.  Maximum capacity of extra beds/babycots in a room is 1.
